A Home Inspection In Southwest Florida is just cheap insurance!!
So how relevant are Southwest Florida home inspections? If you’re in contract to purchase a home, is it totally necessary to have an inspection?
Unfortunately in my career, I have personally encountered dozens of buyers who have stated this to me. My only advice was to question them thoroughly. Questions such as how many homes have you purchased? Are you a contractor or GC? Why do you think you do not need a home inspection? Do you know what to look for in Defective Drywall, Radon, HVAC, Major Plumbing, Structural Integrity, Roof life / tie downs, Major Electric, etc.
In most cases, I have been able to talk those buyers into an inspection. I have personally bought and sold many properties over the years and will still call in specific contractors to inspect. Why not right? If an HVAC isn’t working to its capacity, do I really want to incur a $5000 cost later on?
So what should you look for in a home inspection team? For one thing, a thorough explanation of all items of concern. Many times if you are not present for an inspection, the inspector will email you the report. You will review it, possibly freak out of how many items are on it and not understand the complete picture. Some items can be a $20 fix. Others, more of a concern and opportunity to renegotiate. So here are my suggestions:
- Interview 2-3 home inspectors and ask questions like: Are you ok if I am present? Will you explain items of concern to me when I am there? Will you explain other items in the report over the phone that I do not understand?
- Attend the home inspection. What’s a better way to fully understand what you are buying that to be there. AND if / when you close on it, you should have the knowledge of where the main water shut off is, breaker panel / main shut off, etc.
- Don’t freak out!! Every house (Even new construction) has issues. Do not let a bunch of small items kill the deal because you may feel overwhelmed. In many cases you can hire a handyman for 1-2 days and knock out most items.
- Embrace the process. I think too many people get stressed out during the home buying process. Remember to embrace it as it will eventually be over. Have fun, ask questions, learn and enjoy!
